AVM Cascade feature

Achieve higher hit rates and more accurate results using the new GeoAVM™ Core cascade. This cascade automatically selects the most accurate valuation model from the four First American automated valuation models (AVMs) and delivers one or more valuation results.

Although this cascade replaces the Accuracy Optimization feature, users still have the option to create their own. Choose from ten valuation models to create your own cascade and configure the selection order using your criteria.

Report archives are now accessible via a single link below the Report Options list. In addition to a new location, new data fields have been added for improved usability. Reports featuring the archive feature include: ValuePoint®4, ValuePoint4 Default®, IncomePro®, LoanSafe®, HistoryPro®, HistoryPro Review® and AVM cascades.

RealQuest Pro now includes a property's current foreclosure stage
One of the most important trends in the market today is the rise in foreclosures and because of this RealQuest Pro has introduced significant enhancements to the foreclosure feature.

RealQuest Pro already included foreclosure information; however, this release showcases a new stage of foreclosure, REO. This new stage is in addition to the existing Pre-Foreclosure and Auction data.  Because of these enhancements, the Foreclosure Activity Report now includes more data elements which provides users with a more accurate view of a property's current foreclosure stage.

Users can locate foreclosure information using the Foreclosure, Subject or Multi Subject search options. If a property is in one of the following foreclosure stages, a flag will be provided.

FORECLOSURE STAGES

Pre-Foreclosure
A legal document has been filed officially recognizing that a borrower is behind on payment(s) and their mortgage is in default. Properties in this stage are identified by an ORANGE flag. Document types include Notice of Default, Lis Pendens and Notice of Foreclosure. Sample data elements include:
  • Detailed trustee information including name

  • Phone Number

  • Address

  • Trustee Sale Order Number

  • 1st Missed Payment Date

  • Foreclosure Sale Date

  • Foreclosure Sale Price

Auction
An auction date to sell the property has been planned as a result of a mortgage default and foreclosure-related proceedings. Properties in this stage are identified by a YELLOW flag. Document types include Notice of Trustee, Notice of Sale, Final Judgement and Certificate of Purchase. Sample data elements include:
  • Auction Time

  • Auction Address

  • Opening Bid Amount

Real Estate Owned (REO)
Properties currently owned by a bank, lender, other financial institution or third party due to a foreclosure-related proceeding. Properties in this stage are identified by a GREEN flag. Many doc types apply including Trustee’s Deed and Certificate of Title. Sample data elements include:
  • Buyer is lender

  • REO Doc #

  • REO Doc Type

  • REO Recording Date

  • REO Sale Date

  • REO Sale Price

With the inclusion of this new data, the QUICK and ADVANCED search options within the Foreclosure Search have been significantly updated. The advanced search now allows users to choose from All Active Foreclosures, Pre-Foreclosures, Auction or the newly added REO category and drill down based on specific search attributes. Search criteria are dynamic based on the foreclosure stage selected.
Approximately 75 data elements are included in the actual Foreclosure Activity Report with information differing by the foreclosure category and document type.

IMPORTANT NOTE: The adding, removing and renaming of data elements has changed the batch export layout; therefore, customers using the batch export layout will need to remap data elements prior to uploading the data into another application.

TrueLTV represents the amount of money a current homeowner owes on a property as a percentage of the property's value.

TrueLTV is available in RealQuest Pro as a single property, HTML-based report. This report allows lenders, issuers and investors to conduct detailed analysis to determine their level of performance risk.

  • Gathers all open mortgages per property

  • Estimates the current market value

  • Calculates the cumulative LTV (total open liens / AVM value)

  • Provides changes in lien position

Lenders can now get exposure to liens held by other lenders to determine the actual loan-to-value ratio, not just the ratio of loans held. The report includes:

  • TrueLTV percentage

  • Total open lien count and amount

  • Current estimate of market value

  • Key mortgage data, including lender, recording date, and loan amount

Within RQ Maps, users now have the ability to choose one of the following property information tags to display visually on the map:
  • Owner Name
  • Assessor Parcel Number (APN)
  • Street Number
  • Bedrooms/Baths
  • Building Area
  • Lot Area
  • Sales - Last 6-Months
  • Sales - Last 12-Months

This new feature allows users to search using a street and/or aerial map at certain zoom levels with data labels superimposed on the map. Additionally, the parcel overlay and tags can be printed.

Map labeling using this new tag feature is available in counties where parcel boundary coverage is available.  Current coverage is 1,170 counties out of the 3,052 counties currently available in RealQuest Pro.

This new feature is beneficial for users that use the mapping feature for researching vacant land or properties that are adjacent to other geographic features such as railroad lines or interstates.

When maps are generated, they are composed of a set of invisible "tiles" that render the location. Sometimes if a parcel crosses more than one tile, there will be more than one label displayed for the same parcel.

Accessing Commercial Real Estate Information Just Got Easier!

As shown in the screen shot below, a link is enabled if Principal Data exists for the selected property. Principal Data is considered premium data and will be sold for an additional fee ($4.95 for general information and $9.95 to include the phone number when available). Access Commercial specific data via the custom search
Use the new Commercial Custom Search option to eliminate residential specific data elements and land use codes. The Commercial Custom search reports and exports have been enhanced to exclude residential terms and include commercial specific attributes.
The Principal Corporate Name is a new search field to the list. In addition, the land use codes have been re-categorized into quick lists (click to view detail) to improve the usability of specific Commercial segments.

The exports (National and Detail Formats) and reports (one-line, short, and detailed) templates have also been modified for Commercial-specific data.

When a user selects the Custom Search tab, they have an All or Commercial option. The All option functions as the standard Custom Search.
If users perform a custom search with Principal Corporation Name as a filter, the user will receive properties with Principal data. If the Principal Contact Name is the same as the Owner Name, users will not incur the additional cost.
Distance From the Subject Property Expanded
Extending beyond a 10 miles radius is important when seeking comparables on commercial properties.
 
The new default radius for a commercial search is 25 miles with a maximum of 25 miles ; whereas, residential is still set with the default of .5 and maximum of 10 miles.
To use this new feature, select the Modify Comparables link, then Configure Comparable Criteria for Commercial .

Important Note: The expanded radius in Commercial Search does not allow users to search across county borders. If your property is within the radius distance from the border your search will be in an arc. See the sample on the left (yellow outline).

Administrators will have access to edit the report permissions for the new Principal Data products. Just like other features within RealQuest, if you have this data added to your master contract, the Admin Module will allow the Administrator of the account to manage permissions as displayed in the screen grab below.

Dashed House Number Search

RealQuest Pro now supports Subject Search capabilities for a house number that contains a dash and/or a letter. This enhancement is available in the Address, Advanced Address, Range search, and APN search options.

  • Address and Advanced Address Searches

    RealQuest Pro now returns a single property treating the address as a standard house number. Simply enter an address containing a dash and/or letter in either Address or Advanced Address search as well as the correct City, State or Zip Code to retrieve your subject property.

    The new Range Search feature makes it easy to locate subject property(ies) on a street when the exact house number is unknown. The Range search allows users to enter starting and ending house number ranges as well as the correct City, State or Zip Code to complete their search.

Retro dates now available

When choosing to run an AVM with a different valuation date for the same property, a new report will be generated. Now available in PASS™, PowerBASE and HPA.

Mapping Improvements

Microsoft Virtual Earth v6.0 has been applied to all mapping components and provides the ability to perform cross street searches. Example: User submitted entry of 4th Street and Main Street with the correct City, State or Zip Code will navigate the map to that specified area.

Improved Usability and Messaging

Searching has been simplified through consistent messaging, design, and workflow.

  • Verify your search criterion which is now displayed at the top of search pages.
  • Refine searches quickly by selecting an option from the suggested list (i.e. “City”)

ValuePoint 4 Default™ Valuation Tool

ValuePoint 4 Default™ is a new valuation tool which provides a more accurate representation, than existing automated valuation models (AVM's), for home values that are declining at a rapid rate due to economic conditions.

Retro Valuations

Retroactive valuations are now available for the following automated valuation models (AVM's) in RealQuest Pro: PASS, PowerBASE and HPA.  This functionality was previously only available for ValuePoint 4.

  • Access an AVM for a previous date
  • Understand how property values have changed over time

Co-op Data

In New York City, 85 % of all apartments available for purchase are in 'co-operative' buildings.  This information has been traditionally difficult to acquire because property data was only available on the main building and not the individual apartments. 

RealQuest Pro now provides detailed property information on approximately 25% (and growing) of all co-op apartments in New York City.

Announcing Forecasted Standard Deviation

  • Loan IQ is a predictive model which scores loans for the likelihood of default using collateral characteristics. Loan IQ has now established advanced analytics to establish the quantitative relationship between Collateral Valuation and Default Risk. Loan IQ generates a loan-level probablity of default used by holders of mortgage risk to mitigate potential losses due to collateral overvaluation.
  • Score interpretation:
    • Old - Score is a quantitative indication of collateral risk.
    • New - is the probability of early payment default based on the subject property's collateral characteristics.
  • Score segmentation changed:
    • Old - Unsatisfactory: 0-499. Marginal: 500-549. Satisfactory: 550-1000

  • Set report permissions and quantity limits at the individual user and contracted geographic level.
  • Access, print and export current and historical usage metrics at the group and individual level.
  • Ability to easily load your logo for web site interface and reports.


The ability for all users to view their RealQuest report usage is now available.

Additional Custom Search output options are available, such as saving/retrieving multiple export formats as well as customizing mailing label owner names.

The Price Per Square Foot data element can be customized for calculation from the 'My Preferences' page.

The RealQuest parcel map viewer has been enhanced. New features include:

  • Resizing the map view to full screen.
  • Navigation to the Next and Previous parcel maps within the viewer.
  • Browse an index of the map book and page within the viewer.
  • Highlight properties on a map.
  • Place arrow icons on a map.
  • Copy an image to clipboard and paste into other applications.
  • Toggle from your selected map to the County Index map.


Customize your output by selecting which data elements to display in your One-Line report or in your Export format.

For searches conducted by Assessor's Parcel Number, help links are now available to view the format of the selected county.

The Custom Search tools of State Land Use, County Land Use, and Municipalities now offer easy table selections.

  • RealQuest® now offers Freddie Mac's Home Value ExplorerSM with coverage in over 2,400 counties. HVE® also returns a confidence score of high, medium or low based on the amount of data available and the quality of that data. HVE® can be ran in the second position after ValuePoint®4 our fourth-generation AVM or the reverse cascade, with ValuePoint®4 valuing any non-hits from HVE® as needed.
  • You can now change your password from RealQuest.com from My Preferences.
  • Comparables are now available for printing in a vertical URAR format. This option can be selected in My Preferences under Comparable Options.

May 14th, 2003:

  • The already robust and feature rich RealQuest.com now provides even greater flexibility with new custom search capability that includes over 70 keyword criteria related to physical property characteristics, mortgage and sales, ownership status and location. Data output options provide the added benefit of enabling you to export up to 25,000 records in CSV and common mail label formats for the searches that you create.
